How many condo units will be available?
White Oak Properties is constructing three four-story condo buildings with approximately 68 condominium homes, ranging from one to three bedrooms. Each unit features a substantial porch for outdoor living, and all buildings have commercial elevators for resident safety.
How many dedicated parking spaces will I have?
One parking space for one-bedroom units and two for two- and three-bedroom units.
Will The Whitley Condos at Weavers Grove be pet-friendly?
Absolutely, the condos will be pet-friendly. Each unit can accommodate up to two pets, with no specific restrictions on size, weight, or breed. However, exceptions are made for livestock, dangerous animals, or any pets causing disturbances.
Is there an HOA?
Yes, there is an HOA. The common areas and parking garages will be maintained by the HOA and property insurance is included, while individual owners need to purchase their own HOA policy for contents and liability coverage.
Will there be a property manager, and can I lease my residence?
RPM will manage the property, and long-term leases are allowed, while short-term leases and AirBnB operations are prohibited.
Do you have a warranty program?
Yes, an extensive warranty program is being negotiated with qualified general contractors.
What public transportation options are available?
Currently, a public bus service has established stops near East Chapel Hill High School, located at the intersection of Weaver Dairy Road and Sunrise Road. While the Chapel Hill Town Council’s transportation plans are not yet definitive, there’s an expectation that bus services will expand into Weaver’s Grove once the community is developed and residents move in. Our community layout includes a Council-approved bus stop in front of the Community Center, conveniently situated near The Whitley condos.
Can I rent out my residence?
Short-term leases less than six months, like Airbnb and VRBO, are not allowed as per HOA bylaws. Leases of six months or more are permissible, provided they adhere to the same occupancy terms outlined in the HOA’s Rules and Regulations. Lessees must be at least 25 years of age unrelated by blood or marriage can occupy a leased unit, considering parking and demographic factors.
Construction FAQs
When will the construction process begin, and how long will it take?
Site construction is ongoing, and the first building is expected to start construction in the fall of 2023, with 14-16 months estimated for completion.
Can I customize my condo during the build process?
During the presale phase, owners will have the chance to make selections. The units will offer a minimum of three standard color/finish options at no extra charge. Additionally, there will be upgrade choices available for purchase, payable at the time of selection. A selection meeting with the marketing team will be arranged as we approach the construction launch, allowing buyers to make these decisions.
What types of windows are being used, and how will noise minimization be implemented?
Window details are still being finalized, but we will use proven techniques for noise reduction, such as lightweight concrete floors, insulation, and noise isolation hangers.
How will my residence be heated and cooled?
Each condo will have an electric heat pump for heating and air conditioning, operating at 15 SEER.
How will I be updated during construction?
Regular updates with pictures, emails, and videos will be provided.
Are there other types of residences nearby?
The Town of Chapel Hill eagerly approved 243 residences. 99 of these will be traditional “sweat equity” homes built by Habitat, while the rest will be market rate condos and homes by established builders – Garman Homes and White Oak Properties.
How are the builders addressing noise reduction between condo units?
Drawing from our experience in constructing numerous condos across the Triangle, we employ a mix of effective strategies. Key methods involve using lightweight concrete (Gypcrete) floor topping, incorporating noise isolation layers between the Gypcrete and the subfloor, utilizing open web wooden floor trusses, placing insulation within the floor trusses between each level, installing wall insulation between adjoining units, and implementing noise isolation hangers for sheetrock ceilings, which are affixed to the underside of the floor trusses.
Financing FAQs
How will affordable housing units be designated?
There are no specific units designated as affordable; the entire premise is to provide reasonably affordable homes.
Is Weaver's Grove affiliated with Habitat for Humanity?
Weaver’s Grove is a project undertaken by Habitat of Orange County. The initiative aims to offer diverse Orange County citizens affordable housing options. Affordable housing is not about being “cheap,” but about creating homes that are well-sized, well-priced, and accessible across income levels. Weaver’s Grove encompasses both affordable housing and market-rate opportunities, centered around delivering exceptional value to all its residents.
How is the housing mix divided between affordable and market-rate options?

What's the contract deposit amount?
Typically, deposits will amount to ten percent of the contract price, unless there’s a specific agreement for a different amount. Any costs associated with upgrades will be due at the time of selection.
